Unit sizes & layouts
Elite 1 has three layouts, and the sizes below are what units are registered and listed at.

- Studios: 431 to 475 sq ft, with an open-plan living area, an open kitchen and one bathroom.
- 1-bedrooms: 768 to 823 sq ft, with an en-suite master bedroom, a walk-in closet, a powder room and a terrace. There are four 1-bedroom layouts, and some units have a second balcony.
- 2-bedrooms: 1,012 to 1,017 sq ft, with two en-suite bedrooms, a powder room, separate living and dining areas and two terraces. A few listings include a maid’s room.
Sale prices & what units sell for
Registered sales average AED 417,788 for a studio, AED 616,273 for a 1-bedroom and AED 859,333 for a 2-bedroom. Sellers ask more than that for every layout.
| Layout | Average asking price | Average registered sale | Asking premium |
|---|---|---|---|
| Studio | AED 524,146 | AED 417,788 | 20% |
| 1-bedroom | AED 662,421 | AED 616,273 | 7% |
| 2-bedroom | AED 935,100 | AED 859,333 | 8% |
Only 18 apartments sold in the past year, so one upgraded unit can move an average. The latest sales give a tighter guide:
- 1-bedrooms of 768 to 823 sq ft sold between AED 566,000 and AED 650,000 from April to September.
- Two 2-bedrooms of 1,012 and 1,017 sq ft sold for AED 850,000 in June and AED 803,000 in late September.
A 1-bedroom listed at AED 700,000 or more is above every registered 1-bedroom sale since April. A 2-bedroom listed at AED 950,000 is at least AED 100,000 above the last two registered sales.
Rents & yields
Registered rents average AED 39,890 for a studio, AED 53,756 for a 1-bedroom and AED 71,800 for a 2-bedroom, across 90 new contracts in the past year.
| Layout | Average registered rent | Current asking range | Gross yield | Yield after service charge |
|---|---|---|---|---|
| Studio | AED 39,890 | AED 36,000 to 40,000 | 9.5% | 8.4% |
| 1-bedroom | AED 53,756 | AED 50,000 to 65,000 | 8.7% | 7.4% |
| 2-bedroom | AED 71,800 | AED 68,000 to 72,000 | 8.4% | 7.1% |
Yields divide the average rent by the average registered sale price. The after-service-charge column deducts AED 10.60 per sq ft on a 450 sq ft studio, a 790 sq ft 1-bedroom and a 1,012 sq ft 2-bedroom. Purchase costs and vacancy are not included.
Furnishing moves the 1-bedroom rent. Furnished units mostly ask AED 55,000 to 65,000, while unfurnished ones ask AED 50,000 to 52,000.
Service charges
Owners pay AED 10.60 per sq ft each year. That is about AED 4,800 for a studio, AED 8,400 for a 1-bedroom and AED 10,700 for a 2-bedroom.
| Component | AED per sq ft |

| Management | 1.00 |

| Master community | 0.31 |
| Reserve fund | 1.00 |

Emicool cooling bills & move-in costs
Cooling is billed separately from DEWA. Emicool sends its own invoice, which has four parts:
- A monthly capacity charge, set per refrigeration ton in your contract and payable whether or not you use the air conditioning.
- A chilled water consumption charge based on metered use.
- A DEWA surcharge that follows DEWA’s monthly fuel tariff.
- A fixed monthly metering charge per meter.
Invoices are issued on the 1st and are due within 15 days. A late payment costs AED 100.
Tenants complete district cooling registration with their Ejari, passport, Emirates ID, mobile number, email address and IBAN. Owners register with a master developer NOC or a new title deed copy. The account is set up within two business days of the fees being paid.
Move-in costs are a refundable security deposit equal to eight months of the capacity charge, an AED 200 activation fee and a one-time connection charge on the first connection. Emicool has an office in Motor City, a short drive away. Cooling faults go to the building’s facilities management first.
Amenities & building facilities
The building has a gym, separate swimming pools for adults and children, a Jacuzzi, a sauna, steam rooms, a barbecue area and a children’s play area.
- The gym, sauna and steam rooms are separate for men and women.
- Security is staffed around the clock, with a concierge desk and reception in the ground-floor lobby.
- High-speed lifts serve all ten floors.
- Each apartment has an allocated parking space, and visitor parking is free.
