Leasehold ownership
Homes in Green Community are leasehold: a buyer holds the property for a set period, not the land it stands on. That is the main structural difference from the freehold villa communities elsewhere in Dubai.
Listings headed Green Community in Motor City belong to a separate, freehold development, so ownership rules and prices there do not apply here. Read the lease term in the sale paperwork before you agree on a price.

Metro, buses & drive times
Dubai Investment Park Metro Station (R74) is an underground Red Line station at Green Community, on the Route 2020 branch that opened on 1 June 2021. It sits about 1.6 km from the villa clusters, so a short taxi ride or a feeder bus covers the last stretch for many residents.
Feeder routes F46, F47, F48 and F51 serve the estate, with links to Ibn Battuta and Danube metro stations. Bus stops sit at the East Gate and West Gate entrances.

Most households still keep a car. Each villa and apartment has an assigned parking space, large apartments get up to two, and villas have a private garage or covered driveway. Visitors park on the streets.
| Destination | Drive time off-peak |
|---|---|
| Expo City Dubai | About 10 minutes |
| Jebel Ali | About 12 minutes |
| Al Maktoum International Airport | About 15 minutes |
| Ibn Battuta Mall | About 18 minutes |
| Dubai Marina | About 20 minutes |
| Mall of the Emirates | About 25 minutes |
| Downtown Dubai | About 30 minutes |
| Dubai International Airport | About 35 minutes |
Two things slow the drive. Peak-hour traffic builds around the E311 and D57 junctions, and trucks from the neighbouring DIP industrial area reach some of the streets.
Shops, schools & healthcare

The Market is the estate’s own retail centre, with more than 110 shops, a Choithrams supermarket, banks, pharmacies, cafes, lakeside restaurants and a kids’ zone. Smaller marts such as Al Maya Supermarket and Madina Market cover quick top-ups, and Courtyard by Marriott Dubai Green Community is part of the same complex.
Schools within a short drive follow four curricula:
- Dove Green Primary School and Durham School Dubai: British
- Nibras International School: American
- Greenfield Community School: International Baccalaureate
- The International School of Choueifat: SABIS
Nurseries include Kinderville, Chubby Cheeks, The Children’s Garden Green Community and British Orchard Nursery. For healthcare, NMC Royal Hospital is in DIP and GMC Clinic Green Community is on the first floor of The Market.
Al Taqwa Masjid is a 5-minute drive away and Zulekha Al Hamidi Mosque about 6 minutes. Guru Nanak Darbar Sikh Gurudwara in Jebel Ali is around 15 minutes away, and Dubai Evangelical Church Centre near Al Furjan is the nearest church. Hindu temples are in Bur Dubai, roughly 40 minutes by road.

Renting & buying steps
Renting
- Agree the rent and sign the unified tenancy contract with the landlord.
- Register the contract on Ejari through the Dubai REST app or the Dubai Land Department website.
- Activate your DEWA account with the Ejari number before you move in.
Disputes with a landlord over rent, renewals or eviction go to the Rental Disputes Center. Dubai has no postal code system, so forms that demand one accept 00000 and couriers navigate by Makani number.
Buying
- Agree the price and sign the sale agreement with a 10% deposit.
- The seller obtains a No Objection Certificate from the master developer, Properties Investment LLC, once service charges are cleared.
- Both parties meet at a registration trustee office to complete the transfer.
- Pay the 4% Dubai Land Department registration fee, usually carried by the buyer, plus the AED 4,000 trustee fee and 5% VAT on that fee for any sale of AED 500,000 or more.
On a AED 7.5 million villa, the 4% fee comes to AED 300,000. Annual service charges are set per square foot, and each registered project has an approved rate in the Service Charge Index. Ask the seller for the latest service charge invoice for the exact unit.
